I have heard many people complaining about the heat. I have been prone to do it also (considering that the AC in one of my cars is on the fritz). But then I thought, why am i complaining? Somewhere in the world, someone is lying in an airconditioned hospital room, unable to get up. Yet hear i am standing and able to walk around freely. It truly is sunny on my side of the street. </div><div><br />We hear lot's of people complaining about the real estate market. It's horrible, it hasn't been this bad in many years, I am not making the money I used to, blah, blah, blah. As I was driving to the office, I passed a gentleman sleeping on the street. When I went to bed last night, my mattress was certainly more comfortable than the sidewalk that this gentleman ws sleeping on. It truly is sunny on my side of the street. </div><div><br />Gas prices. OMG, gas is at or about $4.00 a gallon. How can we ever afford to drive our luxury cars with the price of premium? Then I remember when I read the story about my brothers in Cuba. How some could only afford a small amount of gas and could only drive every once in awhile. Not everyday like I do. Hmmm , it is still looking sunny on Leander's side of the street.<br />Bottom line: You can look at the glass as half empty or half full. You still have the same amount. Why not enjoy what you have and stop complaining about what you don't have. I am very happy with all things in life. Is it perfect.......far from it. Recently while browsing through a magazine, I came across this story. The story was told by Jose Orlando Padron. It was the story of how a small hammer changed his life. I thought I would pass it on. Enjoy.<br />***********************************************************************************<br />In 1962, I arrived in Miami, AN UNKNOWN CITY IN A FOREIGN LAND. I had to start from zero. At first, I received $60 monthly as a government aid given to Cuban refugees. I was thirty six years old, strong and in good health. Every time I cashed that check, I felt like a burden on the country that had taken me in. For many days, I looked for a job and did not find one. Every night, I went home and thought of the future. I was determined to do something so that I could support my family. One day, Raul Fernandez, a friend who worked in the Cuban Refugee Office asked if I had any carpentry skills. I said I did. He Gave me a gift - a small hammer - which he asked me to put to good use. The hammer made me feel I had the necessary tool to become self-sufficient and not to depend on a government hand-out. During the days, I worked as a gardener. At nights, I did carpentry with the hammer. My dream was to save enough money to open a factory to make great cigars, like the ones we used to smoke in Cuba. Through a lot of sacrifice and hard work, I managed to save $600 - money I made working with the hammer. With that, I mad my dream come true and opened Padron Cigars in 1964. Will Announce Plan To Help At Risk BorrowersFederal Government Is Set to Announce New Plan to Help At-Risk Borrowers With Mortgages<br />WASHINGTON (AP) -- At-risk borrowers with all types of mortgages, not just high-cost subprime loans, could be eligible for help under a new plan involving six big home lenders.<br />The plan, called Project Lifeline, will be announced Tuesday by the Treasury Department and the Department of Housing and Urban Development, said a person familiar with the plan who confirmed earlier news reports about the plan but spoke on condition of anonymity because it had not yet been made public.<br /><br />Against a backdrop of surging defaults and administration officials' prodding of the mortgage industry, the plan will allow seriously overdue homeowners to suspend foreclosures for 30 days while lenders try to work out more affordable loan terms.<br /><br /><br />On a pilot basis, the plan will involve six of the largest mortgage lenders, in hopes that more lenders will sign on. The participants are Bank of America Corp., Citigroup Inc., Countrywide Financial Corp., JPMorgan Chase & Co., Washington Mutual Inc. and Wells Fargo & Co.<br />All six are involved in Hope Now, an effort the Bush administration brokered with the mortgage industry late last year to freeze rates on some high-cost subprime mortgages for five years to aid borrowers whose teaser rates are jumping sharply higher. Selection, selection, selection.</strong></em><br />Regardless of price range, there are plenty of houses from which to choose. There's a great selection of attached homes, condos and townhouses. You can find large lots, small lots, and a lot that will accommodate your boat or RV. You have many options. When resale inventories are low, buyers are forced to make compromises. Not today.<br /><br /><strong><em>2. No bidding wars.</em></strong><br />In 2005, we knew one family who made offers on 10 homes. They lost the first nine to the feeding frenzy that existed in the market - other buyers bid the properties up substantially from the original listing prices. There were even escalation clauses where buyers authorized their agents to outbid other offers by thousands of dollars. There's no competitive bidding in the buyer's market of today.<br /><br /><strong><em>3. You can make an offer.</em></strong><br />A few years ago when you made an offer, the only question was how high above the list price you should reach in hopes of being the best offer on the table. Today the sell price vs. list price ratio is about 96 percent. Sellers won't be insulted if you "make them an offer they can't refuse."<br /><br /><span style="color: rgb(102, 102, 102);"><strong><em><span style="color: rgb(0, 0, 0);">4. Patience is tolerated.</span></em></strong> </span><br />In the hot seller's market, everything was rushed. You had to find a house before other buyers did, then hurry up and make the offer. Today, buyers can take their time. They can look at several homes and think about their decision for a while.<br /><br /><strong><em>5. Due diligence is welcomed</em></strong>.<br />In this market, a buyer is encouraged to obtain a home inspection, termite inspection and appraisal. In 2005, many buyers waived these contingencies in order to gain an advantage.<br /><br /><em><strong>6. Plenty of specs.</strong></em><br />Buyers sometimes had to play games if they wanted a newly built home. There were lotteries and waiting lists. Some buyers even slept in their cars in order to get to the head of the line.<br /><br /><strong><em>7. Repair requests are accepted.</em></strong><br />After buyers complete a home inspection, they're allowed to submit a repair request to the sellers. But in the past, sellers often insisted the home be sold as-is. Many times, there were back-up buyers waiting for the primary buyers to upset the sellers, whose home was increasing in value almost daily.<br /><br /><strong><em>8. Few, if any investors.</em></strong><br />It's estimated that one third of all sales in 2005 were to investors. These buyers caused the market to inflate and affordability to decline. Mortgage fraud became commonplace. It's a great time to buy without having to compete with hundreds of prospective landlords.<br /><br /><strong><em> 9. Location, location, location.</em></strong><br />Today's buyers can find homes closer to work. In this market, reasonably priced homes are within biking or walking distance to schools, rapid transit lines and relatives. 10. FHA financing, first-time homeowner bond programs, and special loans for teachers or police officers are back in business.
